    Job Location Details

    IMT Residential is hiring a Leasing Manager for IMT Cool Springs, 860-unit community in Franklin, TN. This is a full-time position with 40 hours a week inclusive of Saturdays and Sundays. The leasing team consists of 4 Leasing Consultants.

    Position Overview

    The Leasing Manager is the sales and customer service leader of the community focusing on creating an atmosphere where people want to live and thereby maximizing net operating income. 

    • Motivate, train and develop your team of Leasing Consultants
    • Ensure that the community’s occupancy goals are met by continuous involvement in the leasing process, developing the Leasing Consultants skills and driving traffic to the community
    • Conduct market research, project leasing activity, evaluate sources, and develop the marketing plan
    • Review applicant files to ensure accuracy
    • Assist residents, solve any problems that arise, and provide outstanding customer service that develops long term relationships
    • Manage lease renewals to ensure a high resident retention rate
    • Walk vacant units to ensure that they are rent ready per IMT’s standards
    • Ensure IMT’s procedures and Fair Housing laws are followed
    • Additional projects and/​or duties as assigned by the Community Manager

     

    Please apply if you have: 

    • Multi-family housing leasing and leadership experience; ideal experience is a Leasing Manager position overseeing a leasing team or a Community Manager position
    • Proven strengths in managing a high performing team
    • Thorough knowledge of established leasing practices and apartment industry norms and laws
    • Proven expertise in driving sales, achieving a high level of your own and your team’s results, and the ability to connect with a variety of people
    • High level of customer service skills including achieving a positive outcome in complex situations
    • Exceptional verbal and written communication skills
    • Strong organizational and multi-tasking skills
    • Motivation to succeed and meet or exceed goals
    • The ability to work well in a fast paced environment
    • A positive attitude, and the desire to learn and develop your skills
    • College education helpful
    • Availability to work weekends because that is when your team and your customers need you
