We are hiring a Senior Service Manager for IMT @ The Domain, 755-unit luxury midrise in Austin, TX.

Position Overview

The Senior Service Manager is the maintenance leader for the community.  You will provide high level management and oversight of a busy service department to include scheduling and completion of service requests; upkeep of building infrastructure, mechanical systems and janitorial processes (interior and exterior); maintaining inventory of market-ready units; and supervision of a large service staff to insure efficiency, effectiveness and quality of work.

  • Lead and motivate your team of 4 Technicians, 2 Painters and 4 Groundskeepers
  • Efficiently manage apartment make ready process to achieve the target average turn time of 7 days
  • Ensure each market-ready apartment meets IMT's standards
  • Manage the service requests with a goal of successfully completing each request within 24 hours
  • Inspect property and grounds to ensure excellent curb appeal
  • Provide a high level of service to our residents
  • Control expenditures to maintain the property while meeting budget guidelines
  • Report directly to the Community Manager

Please apply if you have:

  • Experience as a Service Manager at a large site, multiple sites or a Facilities Manager within the multi-family industry
  • Midrise or high-rise experience including knowledge of elevators and chiller systems 
  • Technical knowledge including plumbing, electrical, general carpentry, HVAC, appliances, waste management and pool maintenance
  • EPA Type II or Universal certification; CPO is a plus
  • A positive attitude, and the desire to learn and develop your skills
  • Strong organization. leadership and delegation skills to effectively manage the service requests, make ready process, landscaping, janitorial and variety of projects for the upkeep of the community
  • Superior customer service and verbal communication skills
  • Availability for emergencies after hours supporting your Technicians while they are on-call
